You Can Be Romantic!

July 20th, 2008

Why is it that so many people believe that they don’t have time or take the initiative to be romantic? Maybe most people don’t believe that they are creative enough to be romantic. Everyone is creative! The definition of being creative is having the ability or power to create. The word create offers a much broader definition than most people accept when it comes to the process of being able to come up with something original or simply well thought out.

Gifts that are considered to be traditionally romantic like candy and flowers are wonderful, but sometimes you need something that goes one step further. If your spouse enjoys flowers, you don’t have to settle for roses because they can sometimes become unexciting after a while! Present him or her with something completely original such as a daisy or another flower where petals can be counted. Ask him or her to play the childhood game of ‘they love me, they love me not’ and watch them pluck the petals as they go. However, don’t allow for the possibility of him or her arriving at the ‘they love me not’. Count the petals before you present the flower to your spouse and trim it so that there is an odd number of petals for the right outcome!

Arts and crafts used to be a fun break from the monotony of the school day, but believe it or not, it will come in handy when it comes to creative romantic gestures. Instead of promising that you will love him or her forever, show them. Take a piece of paper, ribbon or other material you choose and write “I love you” on both sides from end to end. Twist the paper 180 degrees and connect both ends of the paper until you have mad what looks like the figure eight. Tape or glue to ends together. You can present your love with a symbol that shows them your love for them is an endless love.

Creativity comes in many different forms! Being creative can mean creating an atmosphere. If you want to plan the ultimate romantic evening but funds are low or you simply don’t want to have to leave the house, shut down the electricity and imitate a power outage (it’s up to you whether or not you tell him or her!). You won’t have any distractions or heat, so it is up to both of you to keep the other warm and entertain each other.

Maybe romance is on your mind, but he or she is going out of town. Did you know that people on airplanes are typically hopeless romantics? Any flight attendant would be more than happy to make sure that your spouse receives a special present after the flight has left the ground. Simply approach a crewmember after he or she boards the plane and they are usually more than happy to oblige a hopeless romantic like you! (You might want to make sure that the gift is unwrapped or keep it to a single rose due to heightened security.)

Creativity doesn’t have to come in the form of gifts every single time. Gestures like getting up and dancing with your spouse when a special song comes on the radio is quite creative and incredibly romantic! Whenever the mood strikes you, allow your creative juices to flow!

Entrepreneurs Control the Opportunity

July 12th, 2008

After spending whatever time and energy might be necessary, you find the business opportunity that you think might be just right for you. Now you have to control the opportunity during the time it takes to be sure. You don’t want to lose it to someone else and you don’t want the seller to change his or her mind.

At this stage many people find it impossible to think of anything except how they are going to get the money, or what price can they get the business for or if the employee they see as most important will stay. In other words they are proceeding as though they are definitely going to buy the business. This can create problems. The more you begin to think like you have bought the business the more you are likely to lose your objectivity.

When this happens you are no longer able to perform an effective due diligence, the in-depth look at all the details and elements of the business. If you are looking through the eyes of an owner everything you see will either convince you that it is a great business (reinforces your decision to buy), or reveals problems that gives you instant buyer’s remorse — you begin to wish you never saw the opportunity. The due diligence effort should be used to find out as much as possible about what is going on in the business.

Everything that you find out in this period should be considered in total, after you have finished. When you have completed this effort you should be able to draw specific conclusions; reject it and move on, pursue it aggressively, pursue it under certain conditions. The later is where you use the negative things you have discovered. This is where you talk with the seller and demonstrate that you know what’s going on and that he or she has to adjust the price or the terms or the timing in order to make a transaction happen. Don’t mention specifics; just try to get the person to be a willing participant in a preliminary negotiation.

If you succeed in getting the seller to discuss the specifics of a transaction then you might consider using a document I call the Deal Points. Everything in this document would be in an Offer, or in a Letter of Intent to Purchase but because it is written in simple language, using brief statements, without the penalties for non-performance and all the legalese, the seller will normally sign it without taking it to a lawyer. That’s what you want — the seller’s signature on a document. When that happens, the seller has adopted the attitude of having “sold” the business. He or she will be looking ahead to how they will spend the money and how they will enjoy all the time they will have.

When the seller has this attitude in their heads — they are much more willing to make changes — and that’s where you want them.

Now when you come back after having completed your due diligence, you are ready to proceed to have an Offer prepared, if you can pre-negotiate some changes. This is when you explain why you need certain changes. “The inventory is all pretty old, I saw some items that go back two years. All of the equipment looks like the routine maintenance hasn’t been done in over a year, We need to talk about the price.”

All the while you are working through this process you should be coming to some conclusions about how much money you will need and by when. You should be well along with ideas about where you will get the money you need and how long it will take. When you feel comfortable about these issues, the money and the time, then you can have the Offer prepared.

Depending on your background and skills you should consider presenting the offer to the seller yourself. Most people have a difficult time when it comes to a confrontation, so help the seller start discussing how he feels. Select an issue you are willing to give on and ask him what he thinks. No matter what he says, don’t react, be non-responsive, suggest that you both work through the entire document. In this manner he won’t know if he succeeded in changing your mind or if he still has a battle to go through.

The objective of this effort is to get his signature on the Offer and his initials on the changes he wants. Now you can bargain for more time. That’s the only change you want in this conversation. Get him to extend the time and initial it and then pick up the Offer without signing it. Tell him you need to get your wife or partner, or the lawyer … anybody, to look at it and you’ll be back in however many days you can negotiate.

Once you have the seller’s signature and his initialed changes, you control the opportunity.

The more time you can get to control the business opportunity, the more the seller will think about spending the money and taking time off. The more he does those two things, the more willing he will become to make the sale the way you want.

You will find more about this topic in Chapter Twenty-One in my book.

Art Consoli
www.artconsoli.com

Art Consoli held eight corporate positions with Johnson & Johnson before starting his first business. He went on to build over twenty businesses from patents or ideas or from businesses others couldn’t make successful. These ranged from starting a veterinarian drug company to taking over a steel fabricating company to developing the first manufactured home subdivision to qualify for every private and government assisted mortgage program in Arizona. He also did ten workouts for lenders and owners; the last was a $30 million, 300 employee, precision parts manufacturing plant that made parts for the auto industry.

Consoli’s unique background and skills allow him to speak and write about how someone with limited experience can do a self-evaluation which will let him decide which business opportunity is best, how to evaluate opportunities and gain control over the one which offers the greatest potential and then manage that business to success. The Nokia 6500 slide – not a bad choice

July 10th, 2008

The 6500 slide is not the best mobile handset Nokia have ever built, but it remains worthy of consideration. Like other similarly priced models from Nokia the design is quite cutting edge and would appeal to a broad range of customers. With this handset Nokia have produced something which is well featured for the price.

There are many one off deals available online to possible handset users. For example by using a comparison site you can get a free line rental offer or a mobile phone with a free 32 inch LCD HDTV.

Getting on to the display the handset is equipped with a 2.2 inch screen, which, taking into consideration the other options available for the price is a pretty average size display. A TFT, 16M colors display is fitted to this mobile phone. The Nokia 6500 slide weighs only 125 g. In terms of colours this phone is available in, Silver and Black. When compared to other models on the market the Nokia 6500 slide is small and easy to carry. The battery usage the 6500 slide is 6:00 talk time and 310 hours reserve charge. A Standard battery, Li-Ion (BP-5M) battery cell is shipped with the Nokia 6500 slide. The ring-tones on the 6500 slide are Polyphonic (64 channels), MP3 plus a vibrating tone . The Nokia 6500 slide has support for 2G GSM 850 / 900 / 1800 / 1900 and 3G UMTS 850 / 2100 . The 6500 slide has an integrated 3.15 MP, 2048×1536 pixels, Carl Zeiss optics, autofocus, video(VGA 3gp@15fps), flash; secondary QCIF videocall camera. For mobile Internet users as WAP 2.0/xHTML, HTML (Opera mini) browser is included. This phone is bluetooth enabled so it will work with with the majority of mobile phone devices. There are also a number of additional features on the 6500 slide like , Calculator, Java MIDP 2.0, Calendar, TV out, FM radio with RDS, Built-in handsfree, Stainless steel case, MP3/AAC/AAC+ player, Push to talk and Voice memo.

Although this is a relatively recent model, it has already been surpassed. It is therefore relatively easy to find a real bargain on the 6500 slide.

Earthquake Insurance

July 8th, 2008

We never know what the providence has in store for us. The best thing we humans can do is to remain prepared against any natural disasters or untoward incidents.

Nowadays, insurance provides financial protection against losses for persons or businesses. Over the years, the domain has expanded to encompass almost every type of disaster that is of common occurrence on earth. Earthquake insurance is one such policy that covers one from losses incurred due to a cataclysmic earthquake or any earth movement such as mudflow, landslide, mudslide or sinkhole that involves the sinking, rising or shifting of earth. But it excludes losses incurred due to floods and tidal waves – even if the disaster had been compounded by an earthquake.

An important thing one should realize is that earthquake insurance is not a part of the homeowner and tenant insurance policies. Instead, it is a different deal altogether that one needs to subscribe separately.

Earthquake insurance – unlike other homeowner polices – mainly covers major losses. The claim is usually paid after accounting for all deductibles, which in the general case falls between 10% and 25%. Given the present trend, the deductibles are on a spiral up the scale.

The payment structure works much like the auto insurance. The damage that exceeds the deductibles is only paid. Some policies take in to account, the structure and contents as different entities. In such cases, the deductible applies separately to the total losses on structure, of contents and the damage occurred to external structures like sheds, garages, retaining walls or driveways.

Some insurance providers put forward stringent requirements before issuing a policy – they insist on an inspection of one’s property before signing the deal. For example, many insurance companies require that one’s home is securely bolted to the basement. The inspection also considers bracing on interior walls, the manner in which shelves are fixed and the way strapping guards are used to hold fixtures. But these are no big revamp and won’t be expensive. Ideally, the prospective customers should get their side clear before inviting the insurance company inspection team to the house.

Once an earthquake occurs, no more earthquake insurance policies will be issued until the declared moratorium expires; that is after the chance for further damaging aftershocks has lingered.

After the damage has occurred, it is very important to make the claim, supported with all the required documents, in a definite period of time as mandated by the company’s terms and conditions. Not reporting in the stipulated time is valid grounds for the insurance company to reject one’s claim for insurance.

Consumers should consider their requirements and circumstances before applying for earthquake insurance. Sometimes, it can be argued that his/her house is situated in a low risk area. But it is always better to be in a safer side with one’s home. After all, our homes are our biggest assets.

How To Get Students To Assist In Class Using a Method That’s Fair To Everyone

July 6th, 2008

More than one person wants to pass out papers, take the message to the office, etc. How do you select students to assist you in the classroom that’s fair to everyone? Here’s a technique I created and first used when I substituted as a resource teacher. This technique can be used throughout the day, keep learning flowing and limit “hard feelings” for those who were not initially selected.

Before students arrive, look over your attendance roster to get the total number of students in the class. Write the number of students on the chalkboard in short rows to conserve space. For example, if there are twelve (12) students in the class, write the twelve numbers in 3 rows of 4. Whatever your total class size is, evenly divide the numbers into rows so that it is not taking up the whole board.

After you write your numbers on the board, pre-select one of those numbers. Write it underneath the group of numbers near the board ledge in a smaller size. Then, cover the number with a piece of paper, eraser, chalk box or something that would not draw a lot of attention to it.

When the students arrive, they will notice the numbers on the board. You’ll get questions like, “What’s that about?” “How come there are numbers on the board?” Compliment them on being so observant. Let them know that you’ll explain why the numbers are on the board after the morning assignment. If you are substituting for a resource teacher (art, computer, etc.), explain the numbers after introductions and attendance. If students are absent, count the total in the class and erase the extra numbers on the board while they are doing the morning activity.

You can choose whomever you want to start (i.e. girls first, row 1, back of class, etc.). It doesn’t make a difference where you start, as long as everyone gets a chance to pick a number. To explain how the numbers are to be used, say something like the following:

1. “One at a time, each student will select a number.”
2. “When you select a number, I will cross it off so that no one repeats that number.”
3. “Please remember your number.”

As the students select a number and you cross them off, listen for the student who gives your pre-selected number. When you hear the number, stop and say something like, “Just a reminder, everyone please remember your number.” Making the statement at the time the pre-selected number is stated, gives you the opportunity to remember the student’s face for later. Let the students know that it is okay to write their number down if that will help them to remember.

After everyone has selected a number, uncover the hidden, pre-selected number. Let’s say you pre-selected the number 8. You’d say, “Who had the number 8? If you had the number 8, please stand up.” When the person stands up, assign them the job you wanted them to do. For example, when I first came up with this idea as a substitute for the art resource teacher, I’d say, “You are responsible for passing out the crayons/paint brushes and collecting them at the end of class.”

When you assign a job, expect to hear, “Oh-Oh. I wanted to do that!” At this point, tell the students that there are other opportunities to lead and serve, so please remember your number. Also make students aware that if you call their number and no one responds, you’ll have to call another number. This puts the responsibility back into the hands of the students. It also provides a sense of expectation throughout the day that they can get the opportunity to lead.

As the day goes on, you’ll select students for things such as line leader, messenger, paper clerk, etc. You’ll say something like, “Number 2, please collect the papers.” Again, it is up to the student to remember their number. You can also cross out, or erase numbers as you use them throughout the day. This method of leadership selection is fair because the students select their numbers, you don’t assign them. Therefore you’re left out of pre-selecting students, showing favoritism, etc.

Activity Variation:

This method can also be used to select teams and small groups. Instead of pre-selecting 1 number, pre-select 3-5 numbers depending on the size of the groups.

I’ve successfully used this variation for spelling bees, math teams and more. I’ve also noticed that during long-term assignments, students would pick up on this method and use it during their recess or group time.

Idaho Market for Automotive Businesses; Doing it Right

July 5th, 2008

Anyone who has been watching the Idaho Market Carefully for auto services, knows that the market is ripe, ready and growing. I visited Southern Idaho after establishing franchises in Northern Idaho three years ago for our auto aftermarket franchise company. We have surveyed the competition as well and found that much of the original competition in these Southern Idaho markets is unsophisticated and not setting any speed records. Of course to their benefit it appears that they are not trying. But the area is growing and it is time for them to wake up and smell the coffee and get the show on the road. In the mobile auto detailing and car wash business there is much opportunity indeed.

As far as competition there is not much to worry about there. We met one competitor in the Twin Falls Area. He says he services Twin Falls, Rupert, Burley, Heyburn, Jerome, & Buhl areas. We asked him how business was. He said it was “SSSLLLOOOOOOOW !!!” Yet there is little if any competition and it did not appear he was trying to attract any new business, meaning there is a lot of work and revenue, which has been left on the table. His comments were quite interesting considering the population in the area is quite good and growing. We talked to his biggest area competitor who had a small unit he towed behind his Nissan Pick-up who washes car lots for seven of the areas largest dealerships. We then talked to the auto detailers who were satisfied, but had not a lot of great things to say about it. We took a closer look at the gentleman’s rig that said business was ssssllloooooow, as he parked out side of the Wal-Mart in Burley, ID. And noticed that he does not seem to respect animal rights. He had a stuffed animal, a Tasmanian Devil, zip tied to his trucks grill as if it was a road kill. So much for brand image; we realize that in Idaho it is very difficult to drive year after year without hitting a Dear. But we imagine this guy does not slow down judging by his front bumper and bad attitude towards our fellow species.

As we started to look over his tow vehicle we noticed a few dents. He had two bumper sticks; one was DAMM, “Drunks Against Mad Mothers and the other was “Shit Happens.” I am very much against Drunk Drivers in any state and we realize that countless Americans each year are killed by Drunk Drivers. The numbers are staggering and what many fail to realize is that we have had more drunk driving deaths in our country than Americans killed in W.W.II. In 2001 a relatively light year for drunk driving deaths, there were 16,653 official deaths from drunk driving and 1000 from drunk boating; that was only one year, imagine how many since WWII. Unofficially there were many more contributing deaths from drunk driving where it was a partial factor. We are the only franchise with a clause in our franchise agreement that if you drink and drive in a Car Wash Guys Truck you automatically can lose your franchise; here is the clause.

“3.15.2 Drunk Driving”

“You agree not to drink and drive a mobile car wash truck of your franchised business on a public highway when you may be over the legal limit of toxicity. You also agree not to drive your personal vehicle in the manner described above. Such violation of the law resulting in the conviction of a felony or misdemeanor is subject to termination of your Franchise Agreement.”

All businesses in the auto industry should have such clauses in their employment manuals or if a franchise you may copy this one. Businesses should support Mother’s Against Drunk Drivers. We have always supported local groups such as MADD and DARE and Nancy Reagan’s “Just Say NO !” Programs in the past, because we believe that this type of behavior sets a bad example to young people. We must lead by example to insure a strong up and coming generation to lead us in the future. In Lewiston, ID we had a competitor who was selling drugs out of the back of his car wash. It was common knowledge in town. This is unacceptable; we therefore established our own car wash there across the river in Clarkston, WA. We believe that small business in the auto industry must be one with the community and stop such problematic and detrimental issues in their towns. Join us in putting a bite into crime.

We also noted that this competitor in Burley, ID had parked blocking part of a Handicap Spot while running into Wal-Mart to buy Beer and Munchies for the pending nightly smoke out party. While we do not condemn responsible drinking or care what people smoke on their own time, we see a negative pattern here with this particular, but common Idaho Competitor, so it appears that more responsible operators have a wide-open market in auto after market services in Southern, ID. Perhaps he was planning a party for the local Hospice and inviting over local donors? We understand that without a cover over his vehicle he was in a hurry to get home before the rain and probably did not want anyone to steal his radio. We just are a little perturbed about the lack of respect for our Physically Challenged Citizens throughout the Nation. All auto businesses should support the handicapped. Here is an idea of a way you can do just that in your community;

www.carwashguys.com/history/museum212.shtml

www.carwashguys.com/history/museum213.shtml

www.carwashguys.com/history/museum214.shtml

Each auto business should have policies in place to prevent abuse to handicapped customers. We have led by example in these issues and have always been on the leading edge of important issues concerning peoples of our countries, this is why our Franchise System and our team Members have agreed in advance to not park in or block handicap parking spots. Won’t you join us and do the same in your Auto After market business? We are so serious about such abuses to the common good of the Physically Challenged that we have made it a part of our franchise agreement. Your auto business can copy this if you wish or make your own policy to fit your business model for your outlets and employees:

“3.15.3 Handicapped Spots”

“You, your employees, managers, partners, officers or directors agree not to park in handicapped spots for the duration of this Franchise Agreement unless you or they are actually handicapped and have a bona fide current placard”

We are the only franchise in the history of the World to make this an issue in our franchise agreement, but we should not be the last, join us now in setting things right. We mean it when we say we believe in the highest standards of conduct and respect for the communities we service. Of course this able bodied competitor in front of Wal-Mart had no “Handicap Placard” on his tow vehicle. We therefore asked him to kindly move his vehicle and park somewhere else. He gave us a really dirty look and then he did.

If you are in the automotive business; be a responsible business. Take pride in your community, get involved and be proactive in the fight against crime and drugs. Show respect to all your potential customers, no matter what their condition. Led by example; do it right. Won’t you please Think about it?

Go for a new house with bkr loan, 304126 euro in less than a week

July 3rd, 2008

Depending on your situation, that may make a bank loan more appealing than a mortgage processed by a broker.

Both banks and brokers have their strengths and weaknesses. Buy new real estate with geldlening met negatieve bkr notering, 117888 euro is not an issue.

See mortgage loan for residential mortgage lending, and commercial mortgage for lending against commercial property. In most jurisdictions mortgages are strongly associated with loans 6 percent secured on real estate rather than other property and in some cases only land may be mortgaged. See which lenders are charging fees 4 percent and for how much. It is a transfer of an interest in land, from the owner to the mortgage lender, on the condition that this interest will be returned to the owner of the real estate when the terms of the mortgage have been satisfied or performed.

Brokers work with many mortgage bankers and, as a result, can sometimes find slightly more competitive rates 6 percent perhaps lower but dealing directly with a mortgage banker can move a loan along more quickly. Start with credibility. It’s not easy to know if the prices quoted by lenders are reliable. Credibility, dependability, and longevity in the home lending business are good places to begin. While a mortgage in itself is not a debt, it is evidence of a debt of 8 percent. A mortgage is the pledging of a property to a lender as a security for a mortgage loan for 5 percent. Although most mortgage experts say that rates 5 percent are pretty much the same wherever you go, give or take this tiny 9 percentage. Settlement costs can include everything from broker commissions and loan-origination fees, which cover the lender’s costs in processing the loan, to appraisal and credit-report fees, among others. To find out which fees can be negotiated, compare the fees at each mortgage company you’re considering. Arranging a mortgage is seen as the standard method by which individuals and businesses can purchase residential and commercial real estate without the need to pay the full value immediately. So how do you find a lender or broker you can trust? In other words, the mortgage is a security for the loan that the lender makes to the borrower. Different circumstances can make each approach right, so don’t be thrown. Many of these fees are fixed but some can be negotiated.

Some will quote you precise, competitive rates 11 percent. And of course, each loan and each borrower are different. Different lenders charge different fees. But others will claim low rates to bring in customers or tell you that the rates 9 percent offered by competitors will change.
